What Source of Funds (SOF) documents should I provide?

We require evidence of the source of funds being used to fund your property purchase(s). 

This is different to proof of funds. We don't just need to see that you have the required funds to purchase the property, but also where these funds originated from. We need to understand both where and how you got the money you will be using for the purchase. 

Below is a list of exemplary documents we require depending on the source of your funds. We require documentation for each of the sources you mentioned on your declaration form. 

 

If you selected... You will need to provide
Salary

3-6 months of salary statements showing

  • your name as the employee
  • date of issue
  • pay period
  • employer details
  • pay details 

AND

Accompanying bank statements showing salary being paid in

Savings

Bank statements demonstrating the flow of funds (must be most 6-12 months of the stated date of savings)

AND

Accompanying evidence of the source of the savings. E.g. Salary statements from which these savings have been accumulated. 

Investments

Statement from your investment provider or financial institution (between 6-12 months of the stated date of investment)

Sale of Property One of the following documents:
  • Completion statement
  • Signed letter from your solicitor/estate agent confirming the sale and value OR;
  • Contract of Sale OR
  • Settlement statement

AND

A bank statement showing the funds entering your account

Loan

Loan agreement or statement

Inheritance One of the following documents:
  • Copy of will 
  • Signed letter from a Solicitor 
  • Grant of probate 
  • Letter from Executor

AND

A bank statement showing the funds entering your account

Dividends or Profit from a Company One of the following documents:
  • Latest audited company accounts
  • Dividend statement
  • Letter from a chartered accountant for an unaudited company account
Court award - compensation

One of the following documents:

  • Copy of the court order
  • Signed letter from a solicitor

AND 

A bank statement showing the funds entering your account

Gift

A completed statement from the giftor(s): Gift statement

AND

  • Documentary evidence from the donor showing the originality of the gift
Insurance Claim

Letter from the insurance provider

AND

Bank statement showing the money entering your account

Divorce Settlement

One of the following:

  • Copy of court order or
  • Judicial separation agreement

AND

A bank statement showing the funds entering your account

Remortgage One of the following:
  • Mortgage in principle

  • Letter from the bank regarding the remortgage acceptance

If the remortgage amount has been paid out we would need a bank statement showing the money entering your account.

Inter-company loan
  • Certificate of Incorporation;
  • Articles of Association;
  • Shareholding structure; and
  • Supporting source of funds documents as evidence (e.g. 6 months of company bank statements and audited company accounts)

 

Please note that providing fewer documents than stated could cause delays to the process so keep to the requirements where possible.
